This home looks effortless. It wasn`t.
The mid-level pool at 409 Bayview required innovation most builders never encounter. Structural engineering. Waterproofing precision. Underground integration. Drainage that had to be perfect or everything fails downstream.
That`s where expertise shows up. Not in what you see. In what you never have to think about.
On-site with project manager Shawn Sexton in collaboration with T Cabot Pools, Del Mar Mechanical, DDS Plumbing, WW & Sons Electrical. One team. One vision. That`s how you solve problems like this.
2506 Morningside is a Spanish Santa Barbara style home steps from the beach, close to the North End (iykyk), and instead of looking out to another house, you see space. Real space. That`s rare in Hermosa Beach.
Everyone slept on this lot because it backs up to Valley Park. I get it. But that`s exactly why we jumped on it.
Joseph Fournier designed it. MBC Interior Design is bringing the inside to life. We are building it to the standard we always do.
It`s different. It`s intentional. It`s worth seeing before it hits the market.

6th Street: a Manhattan Beach compound built around a simple question — why leave?
With a double lot, we had room to create something most homes can`t, spaces for gathering, relaxing, and playing, all connected as one. The fireplace lounge opens directly to the pool, cabana, and basketball court, while 22-foot glass windows make the transition between indoors and out feel almost nonexistent.
It`s a home designed to give you everything you`d leave the house for, without ever having to.

86 Highland Ave, Manhattan Beach: two 4-bed, 4-bath residences designed with the same rigor as any custom build we take on, just without a client directing the vision. White exterior, natural stone, warm wood accents, balconies built for the coastal lifestyle this address demands.
